During a building’s operational life, its water systems are highly likely to require cleaning and disinfection of the cold-water storage tanks, calorifiers and system pipe work. Where this work is identified as being required, either due to visual inspection of cold water tanks or from positive bacterial samples, disinfections should be carried out in accordance with ACOP L8 and PD855468:2015.

Secondary disinfection is an effective way to mitigate the risks associated with microbiological growth and waterborne pathogens such as Legionella. It does this by killing potentially harmful organisms as it moves through the water pipes.

In order to control the growth of Legionella bacteria within hot and cold water systems, as required by the Health and Safety Executive (HSE), Health and Safety Guidance (HSG) and Healthcare Technical Memorandum (HTM), thermostatic mixer valves (TMVs) need to be maintained annually by qualified professionals in accordance with the manufacturer’s guidelines.

Water softeners are installed in areas of the country that experience hard water. They remove calcium and magnesium ions, which form as scale on outlets and heat exchange surfaces like showers and heating elements in water heaters and calorifiers.

Legionnaires’ disease presents a significant risk in inadequately monitored and controlled water systems. It is contracted by inhaling airborne aerosolised water droplets that contain viable Legionella bacteria.
